Raccoon infestations in attics create serious structural and health risks. Insulation is disturbed and contaminated with biohazardous waste material. Wiring may be damaged. The sheer volume of urine and feces deposited by raccoons nesting in an attic creates odour problems and health hazards that require professional cleanup in severe cases. The sooner raccoon activity is detected and addressed, the lower the total cost of removal and remediation.
Why Raccoons Enter Ontario Homes
Raccoons enter attics and other building spaces because those spaces offer three things they need: warmth, safety, and proximity to food. An attic provides all three. Urban raccoon populations in Ontario are large and dense — particularly in established residential areas with mature trees that provide access routes to rooflines. Female raccoons are especially motivated to find secure denning sites when pregnant in late winter and when raising young in spring.
Raccoons do not need a large existing opening to enter a building. They are capable of identifying weak points in the roofline — deteriorated soffits, rotted fascia edges, loose roof caps over dormers, and gap-prone areas around chimneys — and using their prying forepaws to enlarge these points into entry holes. Regular roofline inspection and proactive exclusion of vulnerable points is the most effective prevention strategy.
Our Raccoon Removal Process
Full Exterior and Interior Inspection
We conduct a complete inspection of the roofline, soffits, fascia, vents, chimney, and any other potential entry points. We inspect the affected attic space to assess the extent of nesting, contamination, and structural damage. All findings are documented in a written report.
One-Way Exclusion Device Installation
A professional one-way exclusion device is installed over the primary entry point. This allows raccoons to exit the attic but physically prevents them from re-entering. The device is left in place for a minimum of 48 to 72 hours — or longer if young are involved — to ensure all individuals have exited.
Baby Raccoon Assessment
If the removal is taking place during spring or early summer when litters are present, we assess the attic for young raccoons before installing the exclusion device. Baby raccoons are located and removed from the attic, handled safely, and placed where the mother can retrieve them according to Ontario wildlife regulations.
Permanent Entry Point Sealing
After confirming that all raccoons have exited, the one-way device is removed and the primary entry point is permanently sealed with heavy-gauge galvanized steel mesh, metal flashing, or other appropriate materials. All secondary potential entry points identified during inspection are sealed at the same time. The objective is to leave no accessible opening on the building.
Structural Repair and Remediation
We assess and repair structural damage caused by the raccoon infestation — including damaged soffits, torn vapour barriers, and compressed or contaminated insulation. In cases of severe contamination, full attic remediation including insulation removal and replacement is recommended.
